Booking & payment
Piccolina is let for a minimum of one week. A 30% deposit is required to secure your dates. The balance is due 30 days before arrival. For bookings made within 30 days of arrival, full payment is required when booking.
If the balance is not received by the due date, we may treat the booking as cancelled and the cancellation terms below will apply.
Cancellations
More than 30 days before arrival, cancel for a full refund.
Within 30 days of arrival, payments are not automatically refunded. If we are able to relet any of the cancelled dates, we will refund the amount recovered from the new booking, up to the amount you paid us, less the card processing fee, which Square does not return to us.
Refunds are made to the original payment method within 14 days.
We’d recommend travel insurance for anything unexpected.
Changes & cancellation by us
Changes to your booking are subject to availability and any difference in price. If we have to cancel your stay because Piccolina is unavailable, we will refund everything you have paid us.
Guests
The person making the booking must be at least 18 and must stay at Piccolina for the duration of the booking. Piccolina accommodates a maximum of four guests, including children and infants.
Your stay
Check-in is from 3pm and check-out is by 10am. Your door code will be active for the duration of your stay and will expire at 10am on your departure day. Piccolina is an old cottage full of character and charm. Uneven floors, low ceilings and steep stairs are all part of its historic character, so please take care during your stay. The cottage is smoke-free, including vaping. Pets, parties and events are not permitted. Lighting the fireplace is not permitted, nor are candles, incense or other open flames. If Piccolina's rules are seriously broken, you may be asked to leave without a refund. You may be charged for any reasonable costs resulting from a breach of these rules.
Security deposit & damage
A £300 security deposit is paid with the balance and returned within seven days of departure. It may be used towards damage, missing items or additional cleaning beyond normal use. Any deductions will be communicated and explained. Costs exceeding the security deposit remain the guest’s responsibility.
Food & allergies
Food and drink may be provided during your stay. Please check all packaging, ingredients and allergen information before consuming them. Piccolina is a self-catering cottage and is not an allergen-free environment.
Recommendations & walks
Local recommendations, walking routes, opening hours, access and conditions may change. For walks, please follow current public rights of way, local signage and waymarkers. Walkers are responsible for their own safety.
We do not receive payment or commission for any of the places we recommend. They are simply places we genuinely enjoy and visit ourselves.
If something isn't right
If something isn't right, please tell us as soon as possible during your stay. Most things can be resolved quickly if we know about them, and we would much rather put something right while you are still at Piccolina.
Things outside our control
Occasionally things outside our control may affect your stay, including nearby works, local noise, weather, utility interruptions or internet and mobile services. We cannot guarantee that utilities, internet or mobile services will always be uninterrupted, but if we become aware of anything significant before your stay, we will let you know where reasonably possible.
Access
We may need access to the cottage for essential maintenance, an emergency or an agreed housekeeping visit. Except in an emergency, we will give you reasonable notice.
Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or anything else that cannot legally be excluded. Guests are responsible for their own belongings and personal possessions during their stay.
General
The terms in place when your booking is confirmed will apply to your stay. These terms are governed by the laws of England and Wales.
